Existing buildings

Existing buildings that work better

Evaluation of buildings in use - what was installed, how it performs, and where energy, water and comfort can be recovered.

What it covers

Property condition

  • Mechanical and electrical systems
  • Structural system
  • Environmental condition
  • Review of as-built condition
  • Review of system warranties
  • Review of certificates of occupancy and permits
  • Review of energy usage reports
  • Review of maintenance schedules

Audits

  • Energy audit
  • Water audit
  • Calibrated energy model
  • Sustainability audit
  • IAQ audit
  • BMS audit

Commissioning

  • Equipment performance validation
  • Testing, adjusting and balancing (TAB)

How we work

  1. Measure before advising

Energy, water, indoor air quality and building management systems are audited on site, so every recommendation starts from how the building actually runs.

  2. A model calibrated to the meters

An energy model of the building is calibrated to its real consumption, so the savings it predicts for each measure can be trusted.

  3. Before you buy or lease

A review of a building's systems, as-built condition, warranties, permits, energy records and maintenance schedules tells a buyer or tenant what they are taking on.

Discuss your building

Tell us about the building and the stage it is at, and we will tell you how we would approach it.

Other services

  • Building services design

Full electro-mechanical design across mechanical, electrical, public health, fire and low-voltage systems - from concept through to commissioning.

  • Sustainability and net zero

Simulation-led sustainability work: climate, daylight, airflow and energy studies that shape the building before it is built, and the certifications that verify it afterwards.

  • BIM and coordination

We model building services in a coordinated digital environment, integrate them with architecture and structure, and resolve conflicts before they reach site.
